Ice barrier requirements by state — IRC R905.1.2
An ice barrier — a self-adhering polymer-modified bitumen membrane, commonly called ice and water shield — is required by the International Residential Code in any jurisdiction where the average January temperature is 25°F or below, and where there is a history of ice forming along the eaves.
The coverage requirement is specific: the membrane must extend from the lowest edge of the roof to a point 24 inches inside the exterior wall line, measured along the slope. That means the width you need is not 24 inches — it is the overhang, plus the wall thickness, plus 24 inches, all multiplied by your pitch multiplier. On a 6/12 roof with a 12-inch overhang and a 2×4 wall, that works out to 3.9 feet of coverage, which is more than one roll width and is exactly why so many roofs end up with a second course.

How does a roofing calculator work?
It turns a flat footprint into a sloped surface. You give it the length and width of the building, the overhang and the roof pitch. It adds twice the overhang to each dimension, multiplies them for the adjusted footprint area, then multiplies by the pitch multiplier — the square root of 1 plus rise over 12, squared — to convert flat area into true roof surface. From there it divides by 100 for roofing squares, adds a waste factor chosen for the roof's geometry, and multiplies out into bundles, rolls, sticks, cap and fasteners. Everything after the first step is arithmetic; the pitch multiplier is the only trigonometry involved.

The two things that most often make any roofing calculator wrong are a mis-measured footprint and a guessed pitch, so spend your effort there.
Measuring your roof
How big is my roof?
Take the building footprint, add twice the overhang to both the length and the width, multiply them together, then multiply by the pitch multiplier. A 40 × 30 ft house with 12-inch overhangs becomes 42 × 32 = 1,344 sq ft adjusted, and at a 6/12 pitch that is 1,344 × 1.1180 ≈ 1,503 sq ft of roof, or about 15 squares. The calculator at the top of this page does it live as you type, and handles hip, shed, gambrel and multi-section roofs where the arithmetic is a good deal less obvious.
How do I calculate my roof area without climbing on the roof?
Measure the footprint at ground level and let trigonometry do the rest. Walk the perimeter with a tape and record length and width along the outside faces of the walls, breaking L-shaped and T-shaped houses into rectangles you can add together. Measure the overhang horizontally from the wall face out to the drip edge — typically 12 to 24 inches — and add twice that to each dimension. Then take the pitch from inside the attic, where a rafter is reachable and you are standing on a joist rather than a roof. Multiply the adjusted footprint by the pitch multiplier and you have your roof area without ever leaving the ground.
How do you measure a roof for shingles?
Five steps. One: measure the footprint and add twice the overhang to each dimension. Two: find the pitch with a 12-inch level held against a rafter. How do I figure out my roof pitch?
The 12-inch level method is the standard. Hold a 12-inch level horizontally against a rafter in the attic, bring the bubble level, then measure straight down from the 12-inch mark to the surface. That drop in inches is your rise over a 12-inch run — a 6-inch drop is a 6/12 pitch. From outside, you can estimate it against a gable end from a photo taken square-on to the wall. This calculator accepts rise, degrees or percent grade and converts between all three as you type, so use whichever you can actually measure rather than converting by hand.
What is a roof pitch multiplier?
It is the single number that converts flat footprint area into sloped roof area, and it equals the square root of 1 plus rise over 12, squared. A 4/12 roof has a multiplier of 1.0541, 6/12 is 1.1180, 9/12 is 1.2500 and 12/12 is 1.4142. Multiply your adjusted footprint area by it and you get the true surface a roofer has to cover. It is also why a steep roof costs more twice over: more material, and a higher labour rate for working on the slope.
What is a roofing square?
A roofing square is 100 square feet of finished roof surface — a 10 × 10 ft patch. It is the unit the entire trade prices in: materials, labour and bids are quoted per square rather than per square foot. A 1,556 sq ft roof is 15.56 squares. Asphalt shingles are packaged so that three bundles cover one square, which is why the number falls out of every takeoff. When a contractor says "it's a 24 square roof," they mean 2,400 square feet of roof surface — not 2,400 square feet of house.
How many squares is a 2,000 square foot house?
Not 20 — that is the trap in the question. Floor area is not roof area. If the house is single-storey with a 2,000 sq ft footprint, a 12-inch overhang takes the adjusted footprint to roughly 2,180 sq ft, and a 6/12 pitch multiplies that to about 2,440 sq ft, or 24 squares. If it is a two-storey house, the footprint is nearer 1,000 sq ft and the roof is about 12 squares — half the material for the same listed square footage. Always start from the footprint and the pitch, never from the figure on the listing.
Is a hip roof bigger than a gable roof?
No. Over the same rectangle at the same pitch, a hip roof and a gable roof have identical square footage, because folding a surface differently does not change its area. A hip roof takes the two triangular gable walls and lays them down as roof planes, but that surface was already accounted for in the two main planes. What actually changes is everything measured in linear feet — a hip has four hip runs and a much shorter ridge, so it eats far more cap — and the waste factor, because every course running into a hip has to be cut at an angle. Budget about 15% waste on a hip against 10% on a simple gable.
Do I need to subtract my chimney and skylights from the roof area?
No. The professional convention is that openings smaller than three squares — 300 square feet — are not deducted, because the material that would have covered them is consumed cutting around them. Only the portion of an opening above 300 square feet comes off. Your chimney and skylight counts still matter, because they drive flashing kits, pipe boots and labour.
Materials and quantities
How do you calculate roofing materials?
Start from squares with waste, then apply each product's own coverage. Field shingles: 3 bundles per square, 4 to 5 for luxury lines. Underlayment: divide accessory squares by the roll's coverage — synthetic covers 10 squares, #15 felt 4, #30 felt 2. Drip edge: eave plus rake perimeter ÷ 9.5, the usable length of a 10-foot stick once laps come out. Ridge cap: ridge plus hip linear feet ÷ about 22 LF per bundle. Ice barrier: eave length × the width needed to reach 24 inches inside the warm wall, per IRC R905.1.2. Starter: eave length ÷ roll coverage. How many bundles of shingles do I need?
Three bundles per square for three-tab and architectural shingles, four to five for luxury lines. Take your roof area in square feet, divide by 100 to get squares, add your waste factor, then multiply by three and round up. This calculator does it and shows both the raw squares and the squares-with-waste, so you can see the effect of the waste factor directly instead of taking it on trust.
How many nails do I need per square of shingles?
About 320 nails per square in the field — four nails per shingle across roughly 80 shingles. High-wind regions and steep pitches require six nails per shingle, which raises it to about 480 per square, and most manufacturer wind warranties mandate the six-nail pattern above their stated design wind speed. This calculator switches to six automatically in high-wind states. A 7,200-nail coil box therefore covers roughly 22 squares at four nails or 15 at six. Buy one box more than you need; running out mid-course costs far more in time than the box costs in money.
What waste factor should I use?
Ten percent for a simple gable with no valleys, twelve for a gambrel, fifteen for a hip, eighteen once valleys are involved, and twenty to twenty-two for a complex steep roof with several valleys. Critically, that percentage should apply to field shingles only. Underlayment, drip edge and ice barrier get about five percent, because they are cut far more efficiently. Applying fifteen percent to everything over-orders accessories and inflates the estimate.
What is the minimum roof pitch for asphalt shingles?
2/12 is the absolute manufacturer minimum, and between 2/12 and 4/12 you must use a low-slope assembly — either two layers of underlayment lapped 19 inches, or a full-deck self-adhering membrane. Below 2/12, asphalt shingles are not permitted at any price; you need a membrane system such as TPO or EPDM, or standing seam metal rated for low slope.
What is Net Free Area and why does it matter?
Net Free Area is the actual open area of a vent after screens and louvres, measured in square inches. It is what code counts and what products are rated by. A 4 × 16 inch soffit vent has 64 square inches of face but only about 9 square inches of NFA. Because of that, sizing ventilation by the number of vents rather than by NFA routinely leaves an attic starved of intake air.

How much does a new roof cost?
Architectural asphalt runs broadly $450 to $750 per square installed at 2026 national average rates, which puts a typical 24 square roof somewhere around $11,000 to $18,000 before regional adjustment. Three-tab is cheaper at $350 to $500, impact-resistant Class 4 runs $600 to $950, and standing seam metal is $1,000 to $1,800 — two to three times architectural. Tile and slate go higher still. Is a metal roof worth the extra cost?
On a lifecycle basis, often yes. Standing seam runs two to three times the installed cost of architectural asphalt but lasts fifty years or more against twenty-five to thirty, so you buy one roof instead of two. It also sheds snow, resists fire and wind, and reflects heat. On a pure upfront-cost basis, or if you are moving within ten years, the maths does not work.
Will my insurance pay for a new roof?
If the damage is sudden and accidental — hail, wind, a fallen tree — usually yes, subject to your deductible and whether you hold RCV or ACV coverage. If the roof is simply old and worn out, no. Age and wear are excluded under essentially every homeowner policy in the United States, and filing anyway puts a denied claim on your record.
What is the difference between RCV and ACV?
RCV pays what replacement actually costs, in two checks: the depreciated amount minus your deductible up front, then the recoverable depreciation released after the work is done and invoiced. ACV pays only the depreciated value and never releases the rest. On a 15-year-old roof that difference is easily $8,000 to $15,000.
How long does a roof replacement take?
A typical 20 to 30 square asphalt roof on a single-family house is one to two days with a full crew, plus a day either side for delivery and cleanup. Tile, slate and standing seam metal run three to seven days or more. Weather, steep pitch and discovered deck rot are what stretch the schedule.
Codes, permits and rules
Can I put a new roof over the old shingles?
Sometimes, and usually you should not. IRC R908.3 permits a maximum of two layers of asphalt shingles, so if there are already two, everything must come off. Even where a layover is legal, it hides deck damage, adds weight, traps heat that shortens the new shingles' life, and voids some manufacturer warranties. It saves roughly $100–175 per square today and costs more the next time.
Do I need a permit to replace my roof?
In most US jurisdictions, yes — a re-roof is permitted work and inspected, typically $150 to $500, though some cities charge a percentage of the job value instead. Your contractor normally pulls it. Be wary of anyone who suggests skipping it: unpermitted work can surface at resale and can complicate an insurance claim.
